Tier 3 - Company Update

London, most of Essex and parts of Hertfordshire will move into England’s highest tier of Covid restrictions at 00:01 GMT on Wednesday. More than 34 million people in England will be in tier three when the changes come into effect: 21.5 million in tier two; and about 700,000 in tier one.

Some questions you may have for us:


Are Property Services allowed to continue working as normal?


Yes, in tier 3 estate agents, solicitors and removal firms are all allowed and able to work as normal. The government has advised that viewings can take place under strict safety guidelines - which we have been following stringently since first advised.


Are we still operating?

Can I continue to list my property if it’s in a tier 3 area?


Yes, it's business as usual as far as listing properties are concerned. We have made some changes, including lowering the prices of our 360 tours, and offering them now as an individual service whilst under Tier 3 which helps to gain footfall into your property in this uncertain time. Our team is kitted out with the necessary PPE to keep us all as safe as we can, and remain in full compliance of all guidelines whilst on-site.


Can I still visit a listing in-person?


Where possible we encourage agents, potential buyers and vendors alike to follow a 2 step process of virtual viewings facilitated through our 360 Tours, followed by a face-to-face viewing.


Can I view any properties remotely?


We are working with all our agents to cater for 360 Tours as a necessary requirement due to current market conditions. Get in touch with a member of the team today to book your 360 Tour.


What about maintenance and safety checks?


Social distancing and hygiene measures will be in place throughout the visit and tenants will be contacted with plenty of advanced notice ahead of any required visits. We ask all our contractors to sign a declaration to ensure they observe Government Guidance for working safely in other peoples homes.


Can I have tradespeople in my property in tier 3?


Yes, all work should be carried out by following the current government guidelines. Tradespeople should check in advance that no one in that household is showing symptoms of coronavirus, self isolating or shielding. Both residents and tradespeople also have a responsibility to make people aware if they are experiencing symptoms and rearrange the works inline with government guidance.

What are tier three (very high) rules?

  • You cannot mix indoors, in private gardens or in most outdoor venues, except with your household or bubble

  • You can meet in a group of up to six in other outdoor spaces, such as parks, beaches or countryside

  • Shops, gyms and personal care services (such as hairdressing) can stay open

  • Bars, pubs, cafes and restaurants must stay closed, except for delivery and takeaway

  • Sports fans cannot attend events in stadiums

  • Indoor entertainment venues - such as theatres, bowling alleys and cinemas - must stay closed

  • People are advised not to travel to and from tier three areas
